Municipal inspections during construction are often limited in scope and can be rushed due to the high number of inspections required each day. Municipal inspectors may only focus on specific components rather than assessing the entire house thoroughly.

With limited time and a narrow focus, important issues might be overlooked.


Hiring a private inspector allows for dedicated time and attention to your home, ensuring a more comprehensive examination. It's a wise investment to have a private inspector provide a detailed assessment beyond what municipal inspections may cover.

The ongoing surge in construction activities in the Atlanta area has resulted in quality control challenges for many builders. In the construction industry, speed and quality often present a challenge. If you're considering the purchase of a new construction home, it's crucial to schedule a private inspection to ensure that potential issues are identified.
 

When it comes to new construction, it's advisable to arrange at least two inspections during the building process. The initial inspection, referred to as a "pre-drywall inspection," takes place before insulation and drywall installation.


The second inspection, known as the "final inspection," is typically scheduled a week or two before the closing date.
It's important to inform your builder about your intention to have a private inspection and inquire about suitable dates for conducting these inspections. Finally, some clients may want to do a 1-year (11-month) Inspection before the builders warranty time runs out.

Using a special infrared camera, inspectors can detect temperature anomalies possibly indicating moisture. Inspectors utilize a thermal imaging camera, known as a FLIR (Forward Looking Infrared), to conduct the inspection and can verify any anomalies detected with a moisture meter.

Radon Test

Radon Testing is an important process to assess the presence of radon gas in a confined space particularly in residential environments.

Radon is a radioactive gas that results from the natural decay of uranium found in soil, rocks, water and certain building materials. It is odorless, invisible and tasteless making it challenging to detect without proper testing. This gas typically enters homes through cracks and other openings in the foundation. Homes can trap radon inside, leading to increased indoor concentrations.
 

The concern with radon arises when the gas becomes trapped and accumulates in indoor spaces over time.

Long-term exposure to elevated levels of radon has been associated with negative health effects, and studies conducted by organizations like the National Cancer Institute, EPA, and the National Academy of Sciences have identified a correlation between radon exposure and an increased risk of lung cancer.
 

Given the potential health risks, the EPA recommends testing homes for radon, whether you are buying or selling a property. Ensuring that your home is free from elevated radon levels is crucial for the well being of occupants. Radon testing helps identity any potential issues, and if elevated levels are detected, appropriate

measures can be taken to mitigate the problem and reduce health risks.
 

Radon is a carcinogenic gas that poses a significant health risk when inhaled. Accumulation of radon in homes is a serious concern, contributing to numerous lung cancer cases annually. Approximately 12% of lung cancers and over 20,000 deaths in the United States each year are attributed to radon exposure.
 

Testing is the only method to determine your home’s radon levels. The EPA and the Surgeon General recommend testing all homes below the third floor for radon. If high levels are detected, there are effective solutions to mitigate the problem, reducing even very high levels to acceptable standards.
 

Any home can have a radon problem, regardless of age, construction type, or presence of a basement. Homes that are well-sealed or drafty are equally susceptible. Given that most people spend the majority of their time at home, residential radon exposure represents the highest potential for radiation exposure. It is estimated that nearly 1 in 15 homes in the United States have elevated radon levels.

Mold Test

While visual inspection can sometimes indicate the presence of mold, testing the indoor air quality through laboratory analysis provides a more accurate assessment of mold levels and the types of mold present. Air quality tests involve taking air samples from various locations within a building and analyzing them for mold spores or other contaminants.
 

A mold inspection is a process where the Inspector examines a property for the presence of mold. During the inspection, they look for visible mold and signs of conditions that may promote mold growth, such as excess moisture, water intrusion, water damage, and high humidity. Additionally, an indoor air quality test may be conducted by taking air samples and sending them to a lab for analysis to determine the levels of mold present. This process takes 48 business hours to complete. 
 

The decision to get a mold inspection is often influenced by the potential health risks associated with mold. Mold can exist in various home areas, including hidden spaces behind baseboards and drywall or in the air. Exposure to mold may lead to indoor allergies and headaches and, in some cases, contribute to more severe health issues.
 

Getting a mold inspection could help identify any issues and allow appropriate measures to be taken. This method helps identify potential mold problems that may not be visible to the naked eye. If mold is detected, professional mold remediation may be recommended to address the problem effectively.
